I was looking at the big estate agent (real estate) website here in Australia when I came across this:

Scroll down the page if you want information about property prices in the area for free. You'll need to know where it is that you want to go but I'm sure you'll work it out. There are other reports that you can pay for too - no doubt full of great and lengthy info. The free version is a bit brief but there is still enough to whet the appetite and get a good back to back comparison.

E.g. Is it a 'young area' to live or full of old folk - the male/female ratio for particular age groups? Typical house price fluctuations over a period, etc. etc. Give it a try.

This is also a good website, provides information on sale prices, going back for several years. Good way of finding out what other houses have sold for in the area you're thinking of buying in.

Well, wasn't that timely? :lol:

Sorry folks but I've been "off the boil" these last few days with countless amounts of paper-shifting (not half as much as Mrs Pom, mind). To cut to the chase, as someone who's looking at buying a property (or gaining a mortgage) this website that Jayne recommends is bloody marvellous.

It just so happens that I've located the details of a property I'm interested in and note that it sold about 18 months ago, and I know the price it sold for too! This has helped in giving me a ball-park figure for offering a price.

Thanks Jayne. Any more trick sites for the would be property buyers out there?

We was beaten! Fair and square. No kidding. We were quite interested in this place having discounted it the first time we saw it. Then we looked at what else there was and this first property seemed an ok buy compared to the rest. So we returned for a second viewing and was about to do the third and final when we got the email from the agent.

We'd already started the initial mortgage research and had this guy around from Bankwest and enquired further about the house whilst our financials were being assessed. What happened is no reflection upon how quickly the bank moved. They're very fast, although we're still not wholly approved. We should have put in an offer 'subject to finance'. It's no big deal. Both of us work on the principle that it wasn't meant to be. So we're looking at a couple of properties next weekend that we haven't seen properly yet and although they're a little more pricey, you do get more for your buck. We'll see.

So no celebrations (or worries) but all the time feeling more confident and with approval (when it arrives) we should have more bargaining power. I think that's how it works? :happyroll:
