hello again,
im struggleing to decide on where to live we have definatley decided on the sunshine coast as the area we want to live but where would suit us?
can anyone help by giving me some friendly advice,
how big is the sunshine coast from noosa to caloundra?
my daughter wants to go to uni to study as a nurse i know there are uni,s at noosa and one around the beerwah area we dont have much to get us started (250,000)dollars and we want it to more or less get us some land and a 4 bed bungalow where would be the best areas to start looking to make our home we dont mind being away from the coast but not to far,im a baker and dont want to travel to far to work i think we will decide where we want to live and find work and schools from there any advice welcome thanks

I am sure Paul will be able to direct you with this one Batman. My memory of it wants to say its not that far a drive, possibly 3/4 hr from noosa to caloundra, but its a memory from 2003.

Hello Batman

There is no doubt, in my mind at least, that you will have to borrow extra money to purchase the type of house you seek. You wont have to borrow much, but your budget doesn't permit an outright buy. Log onto http://www.sunshinerealty.com.au for an indication of property prices about fifteen to twenty minutes drive from Caloundra.

i paul thanks for the advice,which hinterland town is the busiest,close to the coast and also has a primary school can you help ,we are not visiting australia before we emigrate so where would you advise us to base urselves to explore the sunshine coast when we arrive in april next year thanks

you can't rely on the advice of what people put in a forum! People think differently! In other words, what I think is great, you might think is a pile of sh*t......know where I'm coming from???

Take ideas from forums, but do your own research. I think that is so important, get your own opinion, then seek others opinions.

I don't want to sound negative, and I hope I don't come accross that way.

hi aircon,we will form our own opinion but i need somewhere to start from,we know we wont decide antything untill we have seen it for ourselves but a little insight goes a long way you can only do so much on the net and i think i have exhausted it ,cant wait to get to oz to start our search

sounds like you are excited and anxious all at the same time. Now thats keen. I know exactly how you feel. We basically came out for a rekkie a couple of years ago to decide where we wanted to live. But have plumped on somewhere we never actually visited!!

What I mean is, my uncle moved to Mountain Creek and said it was nice. Then when was weighing up the schools found out that Mountain Creek school had a cracking reputation and my lads education is paramount to me, so I merged it with living near my uncle and bingo - came up iwth a place. My uncle has cracking taste in stuff and we are very close. Plus I have family in palmwoods,coolum and yandina which we also considered. But palmwoods looked a bit remote for us, coolum we would have considered and yandina was too far out for the kids.

we want somewhere where our kids can socialise and mix with other kids, which they can as there is a good catchment area in mountain creek.

But without seeing it, we have committed to an area of the sunshine coast we have never seen due to what it has to offer us.

So basically, start off with whats important to you and then ask around if there are any areas which can offer that. Then research the area itself. Hope that helps.

.....and it looks like where we wanted to move to, (could afford it in December last year!) we are now having to look elswhere, as we have been 'priced' out!!!!!!!! :angry:

If you are looking for real estate in Caloundra, Paul (my husband) maybe able to guide you. He works for Sunshine Coast Realty as a real estate agent. He has helped quite a few expats that are both in the UK and over here.

Alternatively, the company I work for assess peoples income which will give a home value to purchase it without a deposit. But there is criteria that they need permanent residency and have a joint income of $70k plus.

What we do is we buy the house (of the persons choice up to that value), they then 'rent' it off us for 5years but are building up a deposit as part of that rent in the meantime to purchase it after 5years at the pre-agreed price. Its not been on the coast long, only since September, but it is proving a really good concept. You save a lot of money as you dont pay legal fees, stamp duty, maintenance, rates... in fact you dont pay the stamp duty at the end of 5years when you purchase the home. The saving grace is that if you walk away at any time you take your savings with you and are still entitled to the first homebuyers grant.

Sorry Paul, been settling down. Thankfully, managing it quite well and am now back on board. Just needed time out from stuff.

That certainly is a bizzare coincidence!! You didnt know that was where he worked!! Nice one. You have a contact name too for people now. haha

Paul is loving his job!! He has got a really good office there, without the typical real estate 'conflict background' other agencys have. They really are a good bunch and its lovely that they are genuine people who want to help people find the right home. He is now qualified and has his name on business cards etc. He is glowing with it.
