If you are looking for real estate in Caloundra, Paul (my husband) maybe able to guide you. He works for Sunshine Coast Realty as a real estate agent. He has helped quite a few expats that are both in the UK and over here. Alternatively, the company I work for assess peoples income which will give a home value to purchase it without a deposit. But there is criteria that they need permanent residency and have a joint income of $70k plus. What we do is we buy the house (of the persons choice up to that value), they then 'rent' it off us for 5years but are building up a deposit as part of that rent in the meantime to purchase it after 5years at the pre-agreed price. Its not been on the coast long, only since September, but it is proving a really good concept. You save a lot of money as you dont pay legal fees, stamp duty, maintenance, rates... in fact you dont pay the stamp duty at the end of 5years when you purchase the home. The saving grace is that if you walk away at any time you take your savings with you and are still entitled to the first homebuyers grant.
